Converting from 3 family to 2 family

Hi all,

We are new to the idea of brownstone living (but very interested). We've seen an interesting property that we'd like to convert from a 3 family to a 2 family. The ground floor would need very little change, but we'd need to add an internal staircase into the 2nd floor (which is now a separate unit). We'd also need to remove the kitchen in the 2nd floor unit and move some walls around to set it up to be the master bedroom. The other half of the 2nd floor (2 bedrooms) will be relatively untouched.

I'm trying to get a ballpark on this type of conversion. I have called a contractor but they are unwilling to give me numbers. But does anyone have any rough guidelines on how much it costs to do this type of conversion?

I'm talking VERY rough estimates just to get an order of magnitude (like under $50k, bewteen $50-100, over $100k, etc.

Also, if anyone can point me to the recent forum posts that discuss Atlantic Yards and the pros/cons of this project on Prospect Heights and Fort Greene, that would be very helpful!

THe best thing to do is to visit the property again with a contractor (or more!) and get their estimates. It seems to me what you are planning to do could be hugely expensive (for example creating new stairs can be simple or a very big deal depending on location).

We are currently converting a 3 family to a 2family. The DOB expediting fees run about $5000. The internal stairwell-going up to 2nd floor and down to basement (steel with wood treads) will be about $20,000. We are doing a gut reno adding 2 baths, AC, windows, roof, floors, etc. Most of the contracting bids were close to $125,000 per floor.
