What's the going rate for a good architect these days for a co-op 2 bed reno. ( What percentage of total cost is resonable?

Depends on the size of the renovation. Some Architects charge by the hour, some charge a percentage of the overall job regardless of the hours they spend on the project. I can give u the number of a great one to call who has been working in the city for 25 years. His direct number is 917-494-0082 and his name is Alex. He does unbelievable work.

Depends on the services you want (i.e. how much hand holding). Could be a simple, flat fee of around $2,500 or could be 25% of the cost of your renovation if you need more services. Do you need them to pick finishes, detail custom cabinetry? It's hard to tell, unless you know what you want. It might be easier for you to pay someone hourly ($60-$300 per hour; cheap draftsmen - owners of larger high end residential firms).

This Alex Fradkoff is getting alot of recommendations. I think "guest" is actually Alex Fradkoff. I wouldn't use him if he can't get work legitimately. No one posts that many recommendations for someone else. Who has the time?

Um...Alex Fradkoff is not, in fact, an architecht, even though he sells his services as one. If you do a full Google search, you will see he has been sucessfully sued for fraud and forgery in connection with this. This practice is a danger to the public!
