Maintenance Costs - Coop

Hello - Am looking at making an offer for a coop. CCs are relatively high - $2500 area of which 50% are real estate taxes. Building is old with only 4 apartments and am concerned that longer term CCs maybe much higher. Any rule of thumb to estimate longer term costs - assuming that reserve fund is small and building is in ok shape but not great (1900 build). Thanks

can you tell us how big the apartment is? I hope it's at least 2,500 square feet.
