Artist Studio vs Loft

I was rented a place that is called an Artist Studio on the C of O. What is the definition of an Artist Studio? What would the process be to convert the zone to Residential. Its in a manufacturing district, if that helps....

It's a Live/Work use group. Why would you want to convert the Zoning District to Residential?

Something tells me you do not have the funds to do so in any case (not a dig on you, but no "normal" person has the funds to do this). It's an enormous undertaking that big developers with big pockets (or the city) do, not renters.

First poster is right about changing the zoning, but I'm confused about this Live/Work use group. It's my understanding that live/work units still must have residential CofOs. In fact, I'm pretty sure that the landlord should not allow you to live in an 'artist studio.' I suggest that you either consult a lawyer about the legality of your lease or check out the free weekly Lower Manhattan Loft Tenants housing clinic. (lmlt.org)

OP here.
Just trying to determine the definition of artist loft. C of O says artist studio,no residential use, but was rented as such, so its yet another illegal commercial used as residential loft. I like the space and have dealt with many a zoning board in other areas, but not BK. Would work with the lanlodr to ehlp him get the correct zone change and ammended C of O. though someone out there would have some info on how to go about it....
