kitchen plans
Does anyone have an idea of how much an architect would charge for kitchen plans (plans only,no supervision)? We are looking to totally renovate a rear parlor floor kitchen in a 25 ft wide house, and will involve re-inforcing the floor and partially opening the supporting wall that runs the length of the house. Any advice would be appreciated.

It will probably be cheaper to have a kitchen design place do it, that has access to a structural engineer & architect - rather than hiring an architect. My 2 cents.

I agree that hiring a great GC or design center is the way. I for one could get the designs and would have no way of knowing if the contractor was actually following them. GC's love to make 'executive decisions' to change an architects plans.

A young architect might charge you $1,500 to $5,000 to do the plans for you. Cheaper if it doesn't have to be filed with the DoB and cheaper if they are only doing schematic layouts that you will give to the kitchen center later, once the architect has drawn out everything schematically. The kitchen people will not know what to do with your load bearing wall; the architect and the contractor will.

If you are changing the house structurally, you MUST use a registered architect. and you MUST file with the DOB. Pay the entry fee and get it done right. Trying to save a buck here is foolish. Once the architect has the plan done, take it to a qualified kitchen designer for the best layout.

Has anyone used Garfield Bath and Kitchen to design a kitchen in a parlor-floor in a brownstone, and would you recommend them?
