how to find out real square footage

How does one find out the actual square footage of the interior of a property. I have looked up the address on Property Shark and it lists a lower number than what i came up with by adding up the floor plan dimensions.

Does anyone know how to figure this out before purchasing? I put in a bid which might be accepted soon.

Go back and measure the length and width o the place....

city will only list liveable area in its figures.
does this property have a converted cellar?
