mortgagable house?


We are thinking about refinancing. Prices went up and we can change our 5/1 80% plus 10% HELOC financing to one fixed or 10/1 loan. We got several quotes from brokers and banks and it seems that we can get a very good rate based on our credit rating and almost 40% equity in the house.
So, it seems like a very good time to do this.
BUT...
We applied for a CofO, did major renovations, passed several inspections already and while a bulk of work is done already, permits are still open.
One more thing: we have a deck that supposed to be removed by code. But we want to get one more summer out of it. This deck had existed when we bought this house and we had no problem to get mortgage from major bank. but we will have to remove it before the final inspection for Cof O.
So, it looks like we will be calling for CofO inspection sometime in fall after we remove the deck.

could all open permits and applications in DOB affect our ability to refinance now?
House did not have a cof O to start with when we bought and it did not affect our ability to get a mortgage at that time.

Yes? I am not sure I understand...
We will not be able to refinance if we have an open permit? Or open application for a CofO?

You will have to get the C of O before you can get the mortgage approved. It's ok not to have one, but once the process is finished you have to get the final C of O before closing. We went through this when we bought our house.... Check with one of the mortgage brokers but any reputable lender is going to require it...
