Happy with Property Manager?

My building is looking for a new property management company. We have 27 units. Anyone happy with their current management company and give me a recommendation?

I've heard a lot of good things about Golden Management. I think they have a website if you want to google them.

My old building (25 unit condo) used (not sure if they still do, I moved out a year ago) Goldin for the four years I was there (was on the board for three). We were not thrilled with them. The only thing that stopped us from looking elsewhere was that we didn't know if what was out there was worse, since most of us were new owners and had no experience with other companies.

Goldin changed managers on us about once a year, so we were never able to get into a rhythm with any one manager and a lot of things slipped through the cracks. There were always problems with work being done without our approval or without at least giving the building notice. Several times we had big emergencies over a weekend and nobody answered the emergency page.

All that having been said, for all I know they're the best out there. Just try to get many references for whichever companies you are considering.

No matter who... they are all sharks. I served on a co op board for 104 apts in 2 bldgs and they were all horrible rip off consters were JAL, Esquire Management and now Newport Management. (These agents need to be regulated.) All of them raided the reserve accounts (boards should NEVER give access to this account), did strange things with the expenses - especially in winter - and did "favors" for the Board Presidents who then could approve arrangements which were then presented to the board as "completed so we need approval". It is a terrible situation that brings out the worst in all participants.
Currently, the building we are in uses Jalen - who, apparently are also rather shady in their fiscal transparency.
There are some co op boards who have banded together and manage their collective properties themselves.

Interesting.

I am buying a coop in a building managed by Jalen but the closing is taking place in Newport's office.

Does anyone know of a link between these two companies?

I live in a 400 unit coop building managed by Newport Management and the service they provide is supreme. Mr. Eisenberg and Israel Spira are the most devoted, honorable and righteous individuals I ever dealt with.

In my coop the reserve fund was increased considerably since Newport Management took charge of the finances. You will always find some disgruntled employees or shareholders that are not aware of the facts and will jump to inacurate conclusions.

Thank you Mr. Eisenberg and Israel Spira for upgrading my building and enforcing all the house rules so that I can enjoy my apartment.

If you're looking for an experienced and loyal management company, I would recommend that you hire Newport Management to represent your investment

We bought into a condo about 2 years ago; in that time we've gone through 3 management companies. The fist was Guardian... (They Sucked) over charging and not managing... then we had Brownstone... (Josh Blackman should never get another building ever again...) He is extremely un-responsive and always has an excuse. We are now with Paradigm... May be it’s because they are small and have to do a good job. But we are happy with them at this time. We've been with them for about 8 months and have yet to have a complaint. They have been extremely attentive.

I am a partner in a local real estate management firm, Excel Bradshaw Management Group. We solely handle residential and don't get involved in brokerage, etc. as many of the firms do.
