Comparables for Co-ops


How can you get accurate comps for co-ops? It doesnt seem possible to ascertain square footage from the databases (e.g. property shark), which only list sales price and unit number...seems like the only route is to call management companies of individual buildings to get more info. How do appraisers do meaningful comparisons without more info?

Why do the "big" brokerages have access to these databases. Are they so expensive? Can a smaller broker or an individual access this info?

Appraisers and brokers usually get comps from the building management. When I sold my co-op I got comps from management. I guess it depends on the co-op but for me it was pretty easy; I just called them.
