Mgt. Co. for 16 unit Lefferts Bldg.?
I am in the process of purchasing a fairly good condition 16 unit apt. bldg in Lefferts Gardens and am seeking an experienced, honest and cometent management company preferably with experience in the surrounding area. Does anyone have recommendations or warnings who to stay away from?

I've owned and managed buildings in Manhattan for years can't imagine you could buy a building in an up and comming area like that and possibly make any money with a managment company running it. It honestly sounds like a pipe dream. Affordable managment companies especially for small apartment buildings like your are hard (maybe even impossible to find). You'll also need a superintendent and probably have to give him an apartment.
Do you know anything about real estate management?
Unless you manage the building yourself or already have a longstanding relationship with somebody competant in property management, I'd stick with the stock market, if I were you.
I really don't mean to be a jerk. It really does seem crazy to me to plan on hiring a property management company in a borderline hood on a building your just buying. They're very expensive and your repair bills will be insane!
What works for large landlords, does not work for small ones. Please post in this forum at a later date if I'm wrong. I've been managing my own properties for years and would be amazed if you could swing it with outside management unless you were buying a much larger building with very high rents.
