DECREASING a C of O

Does anyone know what is involved in doing this? time? money? isany recs for an expediter? does anyone else find the department of housing website more confusing than helpful ?

Why would you ever need to decrease a C of O? Why bother?

A few reasons, Bob999:

• Four family to three family is a different tax situation (of course, the benefits may be offset by the added value via renovation)
• Three family to two family means you don't need sprinklers and/or fire-escapes

We went from a 4 to a 2-family and used Scott Schnall. His fee was $2,500 7 years ago. We had floorplans which we were able to use for the filing. Otherwise you may have that expense as well.

Any change to a CO involves essentially the same components, whether you are increasing or decreasing the number of dwelling units (apartments). You'll need an architect or engineer to draw and sign/seal plans. You'll need to file the plans at the DOB for approval. A work permit has to be issued for the construction (if any). A DOB inspector will need to inspect the property and then a new (revised) CO will be issued. If no construction is involved, approval of the plans could take 4-6 weeks and a CO could get issued about 4-6 weeks after that. This is a best case scenario for a project without any construction. If construction is involved, you'll need to factor in the contractor's time requirement to finish the work and then add several months of coordination for the Final CO, especially if plumbing work is being done (capping?).
