We bought Brownstone, but we got tenants!!!
my husband and i bought our dream brownstone in brooklyn, we were told there was a tenant in place. it is a 3 family, but now after we sign contract and pay downpayment we find 3 family living there!
what can we do! we thought we have only 1 tenant! now we find 3 tenant so all building full! and we have no place to live in the building!
our lawyer say we should have ask more information, but what can we do??

Didn't your contract state that there would be two apt's delivered empty ? When you went for your final inspection did you not see that all the apt's were occupied ? At this point all you can do is evict the current tenant's . BTW your lawyer should of advised you better

I vote that it's not a fake because these things happen all the time. The lawyer is totally at fault here, not the buyer.

If you think it's a real post, you're gullible beyond belief.
These things do not happen all the time given the extraordinarily high prices houses are selling for. Only a fool would buy an occupied house thinking it would be delivered vacant and not have it specified in the contract.
It's definitely a fake post. No question about it. Five year olds do not buy buildings in NYC.

I don't know i could believe it. My father has been a real estate attorney in nyc for about 40 years and he has told me some strange stories. People buying buildings from dead people and people buying buildings with tenants when they thought it was vacant etc.
Well if the post is for real you need to drop your current attorney get a new attorney and show him your contract of sale. You need to determine if you can get out of this contract. If you can't i would recommend suing your attorney for malpractice. Something like that should have been in your contract of sale (it was in mine). Good Luck.

As I read the original post the OP didn't actually BUY the house yet--she just signed the contract and paid a deposit. If that is, in fact, the case,I'd imagine that the undisclosed tenants would be sufficent grounds to get out of the contract

Same thing happen to me! I bought brownstone and circus family live there. Only not so funny -- not for me! I like clowns but the elephants in the back yard, oh my! My lawyer assured me it was just a performance art troupe, where is he now?! And -- they pay me in peanuts, can you believe this?

Years ago our friends bought a building that was an illegal rooming house-which was common about 30 years ago. The owner never bothered to tell the tenants and our friends had to convince some 20 people to pack up and leave. Not much fun.

Don't worry about it.
If this is for real and you were stupid enough to get into this mess you most probably also got into a mortgage that you really can't afford anyway. So soon the house will go into forclosure and the lender will kick the FOUR of you out.
Problem solved.
