Coop inspection?

This may be a naive question but please indulge a first-time buyer... if one arranges for an inspection of a coop does the inspector look at the roof, boiler, etc. (items that could result in increased maintenance or assessments down the road) or does s/he just make sure the unit itself is in good shape? Also, what exactly do they look for in an apartment inspection? Thanks very much.

If you are doing an inspection, you should make sure you can get access to the roof and basement to look at the roof and boiler. My inspection was one price, they didn't offer a cheaper price because they weren't looking at the building fundementals. In a co-op, you are responsible for all the building. If the boiler fails, you will be responsible for a piece of that price. They should be able to give you an idea about the age of the roof, boiler and the state of the facade. You should be present at the inspection, and ASK QUESTIONS! They should check applainces, electric, windows, etc.
