Price Drop on Adelphi St.

Did anyone else notice the huge price drop on the Adelphi Street house (between Lafayette & Greene) in Fort Greene? Originally offered by Brooklyn Properties several weeks ago for 2.25 million, it's already down to $1.9 million. I haven't seen it, but the new price seems more in line with going rates in the nabe. I looked at a similar place (4 story, 22' brick twnhouse upper owner triplex, garden rental) last spring at 348 Carlton (listed by Bklyn Properties and Warren Lewis, now with Aguayo) for $2.25 that still hasn't sold. It would have sold at $1.95 (my offer), or even 2 million. Has anyone seen the Adelphi place?

The Federal houses in Fort Greene are my faves (2nd to my own limestone!) I just love the clean lines of the Federal houses, and the reno on this one matches that aesthetic. The grey tiles in the bathroom are unusual and glowingly beautiful. However I am always dismayed to see these overly mod bathroom fixtures and very bare, mod kitchens because honestly it's hard to see any real family living there with all their stuff (where do they put their stuff?). These kinds of interiors are best for a bachelor or a gay male couple. A woman has too many beauty supplies to not have a vanity with cabinets and drawers under her sink. And with kids, forget it. Anyplace can look good with nothing in it. I wish interior designers could more often rise to the challenge of designing a space where people can have all their things and have it still look good.

looks nice from the pix. but brooklyn properties always seems to misrepresent the essence of a house in the photos that they choose to put in. too many strategic tight shots, etc. bathroom is probably the guest bath, so you could store your toiletries elsewhere i'm assuming, or put in some storage if you need to in that one. rumor has it that 348 carlton has a deal on it now. also there are other ft. greene and clinton hill houses on the market, why not buy one of those instead?
