basement reno: permit signoff needed?

So we obtained a permit to do basement work in our home, in brooklyn. we didn't go exactly by the architect's plans however, we did more work than permitted by the plans.

But, since our home doesn't have a C of O, will that matter? Say a few years from now I wish to sell the building, will the new buyers have problems getting a mortgage? No, right, since there's no C of O anyway?

The permit to do the reno expires in a few months. Should I have the architect sign off on the permit anyway, to keep the city from calling me and finding out that I did more work than allowed by the permit?

Sounds pretty straightforward to me. Why don't you read what you wrote objectively and see if it makes any sense at all.

I don't think you'll be able to close out the permit without a DOB inspection, and of course it won't pass inspection. So you can maybe somehow tell the dob that you never did the work, and have the permit removed (??). Then, you won't have any open jobs, thus not affecting any new buyer. The architect probably won't be able to help because it goes against his professional code of conduct. You may want to contact an expiditer for advice.

You need to file an ammendment to document the changes that were made during the construction. If the job was filed as a self-certified by the architect. They should be able to sign off since the latter plans supercede the previously filed ones. However if the original plans were approved by the DOB plan examiner - you will have to meet with them for the approval of the amended conditions. The latter of the two is the best way to go. Definately call an expeditor or whoever filed your original DOB paperwork.
