What price CG brownstone in good condition

yeah i know, flame for not being specific, but here is the thumbnail description:

union st around smith st, 4 floors, two rentals over owners duplex.

No work needed except cosmetic in one rental. Not wide at 17 foot by 40 foot on 100 foot lot, with top quality basement (dug out and proofed and sump pumped). Good garden and extras, celings not oppressive in garden level. Big windows lots of light good layout.

About 3000 sq feet.

Is 600/per sqft (almost $2m) common in carroll gardens, or is this spring madness and/or the last gasp of the bubble before rates hit 7% and freak everyone out?

I think 1.8 million for that sounds very high, but maybe the market is even crazier than I think. I think getting a 17-footer for 1.5 million in CG seems high, but I'd guess that might be a typical price. We have a 4-story with similar layout, but larger (20 x 45) and on a place block, and I can't believe anyone would pay over $2 million for it. It seems like lots of those high-priced listings stay on the market forever -- I've never heard of anything except the 25ft wider ones selling for close to $2 million. Does anyone here know more?

I did just check that listing (I'm the poster above). Okay, I have to say the house does look beautifully done in the photos, but it's still small -- not much living space for the owner, or you have to pay something extra to turn it ito a 1 or 2 family. (It is a landmarked block, however, making it nicer than other Union St. blocks.) The 2 rental apartments are small, so they probably won't rent for as much as the typical floor through plus extra room. I did just hear of a Fort Green brownstone of similar proportions going for a similar price, but it was a 1 family. (It seems as if 1-families (and triplex/ground floor rental) go for higher prices than 3-families.) I'm still wondering if any CG houses actually sell for these prices, as opposed to being listed for them. Also, I'm not sure what the school zone is for this block of Union St., but if it's not PS 58 and the buyers are interested in public schools, it may be zoned for a less desirable school.

One other property on UNION between Court and Smith is currently in review and agreed price is 2.3M. This is a fact. I can not give any more info for now for apparent reasons. Use this info as you wish

But here's a Union St. in Park Slope property listed at 2.5M and the house is 21 x 50 (and it's in 321 school district)

Unless the Union St. house between Court & Smith is extra wide, that would mean it was more expensive than Park Slope. Is it wider than 20 (I think alot of the houses there are wider)?

is that AH house really for sale? they never update their listings when houses go into contract. They just sit there for ever..

but i suppose yes it appears some people think the price per square foot is the same at CG end of union as the park slope end.

The AH house says open house tomorrow, so you can actually look at it! Maybe Carroll Gardens has finally arrived, however, if it's houses are as expensive as Park Slope (especially in 321 SD for which people pay a premium).

Hmmmmmm......who told you that Union St between Smith & Hoyt is a landmarked block? It's my understanding that only President & Carroll between Smith & Hoyt are landmarked.... You might want to verify that before you buy something that turns out to be other than what you've been told...if, of course, landmarking is important to you.

A 16ft wide 3 floor brownstone (no basement) in really good condition on Sacket Street between Hoyt and Smith sold for 1.7 mill. last year, so asking price doesn't seem so high. Many of the 1.5 mill places aren't in good condition. However, be aware that Union Street is a main thoroughfair between Court St and 3rd Ave. (buses, trucks, etc.) We liveved on Union a block further down, and it was difficylt haveing a bedroom at the front of the house because of noise and vibrations.

Union Street is definitely NOT in the historic district. Here's a good resource: http://www.nyc.gov/html/lpc/html/maps/maps_bklyn.shtml

The closest historic district would be the CG one which misses. Doesn't cover Union Street. 10.57 is correct: the district covers President & Carroll Streets between Hoyt & Smith (if it matters to you).
