Property Manager Referral?

Does anyone have a good recommendation for a property management company (full service)? What is the best rate you have found for reputable, reliable service? My husband and I are purchasing a 3 or 4 family/story townhouse in crown heights and trying to get the most accurate information possible regarding prop managers in the area. Any info you could provide would be much appreciated. I've seen the Brownstone Management company's name in a few places. Any thoughts/experiences you can share?

We are not that handy and are looking to see if we can find someone reasonable to alleviate some of the landlord-type issues. In the beginning we will probably try to do it ourselves, but i was just trying to get information in case we need one.

i have a friend whose mother owns a brownstone in the heights. she uses the maintenance people at the jehovahs witness complex to do this for her and pays $300 a month.

Does the $300 a month cover anything other than cleaning? That seems expensive. I own a Brownstone in Manhattan and pay $175 a month for weekly cleaning, putting the garbage together (bagging, recycling, etc.) and putting it out 3 times a week, and snow removal. I manage everything else, but I don't have the co-op rules to deal with. I agree with an earlier poster that you ought to be able to do this yourselves unless you are utterly screw-driver challenged. An agent is only going to call the plumber, electrician, etc. when something goes wrong. I doubt small management companies have maintenance staff and if they do, it probably is an extra charge. This blog is a good was to develop a rollodex of (hopefully) reliable people when you need stuff done, I would think.

In my opinion management companies are bad news. You can do everything yourself and save lots of money. Maybe we had 2 bad experiences, but now that we're self managed, we actually have a substantial amount of money in our reserves! Before we were in debt.

Like Becker said above, a management company is only going to call a handyman. Just look for a handyman in your area that you can rely on.
