Sagging Ceiling
The ceiling in the front room on our third floor brownstone is noticeably sagging -- we've determined that the joists are sagging (the plaster has not detached from the lath). Any recommendations for someone to repair the ceiling and ideas as to cost would be appreciated.

When we renovated our 1899 brownstone, the ceilings fell in on the workers. Noone was hurt but the engineer told us the lathe they used on some of these houses was expected to last for 30-40 years and is very very thin. Once the ceiling was down, we found out we had to sister all the beams beneath the roof.
The good news was that when we put the ceiling back up, we were able to raise it almost a foot.
Since it was part of a major renovation, I can't tell you what the cost was for this particular problem.

I can tell you that we are having about 15-20 beams in our celler sistered or replaced and it will cost us roughly $5000.
