Appraiser Recommendations?
i'd like to ask the readers which appraisers they've used before in their residential purchases, whether it's a townhouse or coop/condo in brooklyn. it's getting to be that time and we wanted to ensure that we used the best appraisers who know about the brooklyn residential market.

I don't know who to recommend, but I know who you should avoid. Several posters on this site have mentioned they've been burned by L.I. appraisers, and I'll include myself among them. One Bed Stuy poster said a low appraisal was threatening their ability to close. They just aren't as up to date on how quickly these neighborhoods have been appreciating. Demand someone local...

typically, the bank selects an appraiser. If you want to know what to sell your house for, you're better off asking a few brokers than an appraiser. Even though you guys are skeptical about brokers, the conventional wisdom among MBS investors is that "broker price opinions" (BPOs) are more reliable than banks appraisals.

vanderbilt appraisal is great. fran timmol runs it i think. or mmj appraisals.

i'm in the title business. and from what i know, you don't have a choice of appraiser. your mortgage broker or loan officer at the bank orders the appraiser on your behalf from list of appraisers. if you are using a mortgage broker (and sometimes even banks), it's in their best interest to get a higher value. if i am buying, i would be more concern that they are pushing the value higher and that i am overpaying than under paying for the property.

Getting to be what time?
Mortgage - bank choses appraiser (then they get beaten into submission by the r.e. broker)
Insurance - ins. company choses appraiser
Selling - appraiser is irrelevant
What do you need an appraiser for?

believe it or not, the mtge broker has let me choose an appraiser. of course i'm not going to do some online appraiser from nebraska that's charging me $150.

i haven't chosen one yet, but one of these should suffice:
mitchell maxwell jackson
vanderbilt appraisal
miller samuel <-- they're the only one who hasn't replied to my emails for a quote yet.
the other two were quite helpful, esp. vanderbilt appraisal.
