Digging Out the Basement
I would like to lower my “garden level” basement by about 18” Also, I’m thinking I will need to replace the existing brick columns and wood beam with steel. Any recommendations on contractors who have done this before, and avoided having the side walls collapse? Thanks for any ideas….

I use a contractor who is very experienced in excavating basements and underpinning foundations. He has done this on my property, and I have seen him do this on four other sites.
He is also typically well priced, vs. the competition (I always put the projects out to bid and he comes in where I need him to be).

We did this as well. I don't have a contractor to recommend, but make sure you understand the building code issues as it effects the rentability and resale of your property (e.g. definition of basement vs cellar). The city is on the war path on illegal basement conversions. I ended up submitting drawings for permit so that I could maximize the long term improvement on the property. Of course there are lots of reasons why people don't do this, but I wanted to be conservative.

Thanks for your comments. I do plan to go through the city as well. I'm still looking for recommendations for a contractor though to discuss the issues: side walls, ground water, supporting the floor above while removing the "helper beam", etc.
