Deck Permits
I have exclusive roof rights at a small condo building in the North Slope (three units, of which I own the top two). From what I understand, I can deck in 20% without a permit. If I want to deck more than that I need to get a permit. What does that involve? How do I do about getting a permit? How much should I generally expect to spend getting a permit and how much time will it take?

Best way to get a permit is through an Architect with a P.E. degree. They will draw up a plan and get it through the city red tape pretty quick. You probably need the permit because a roof deck needs to be structural and not sit on any part of your actual roof. It must span the roof from parapet to parapet with the full load on the parapets. The roof is not designed to take the weight of any extra structures.
It may cost from 500 to 1500 for the permit and drawing.

You have to have a permit for any roof deck regardless of size. The 20% rule applies to the material you build with. You can build a wooden deck if it covers only 20% of the roof. If you want anything bigger, it must be constructed of non-conbustable material, usually steel.
I have done this on many jobs and can tell you that if you do decide to build a roof deck, build it after you have had a new roof installed and over/above the roof (not resting on it).

A green roof product was mentioned in the B'klyn Botanic Garden newsletter. http://www.greenroofblocks.com
Green Roof Blocks are 2' x 2' trays of drought resistant grass (and other plants) that supposedly don't need the expensive structural reinforcement/drainage/waterproofing that you often see. Starting at $15 per square foot, they say it's good for your roof and heating/cooling costs...
Anyone have experience with this kind of thing? It sounds great to me!
