flooring for rental
we have old pine floors that we ended up painting,rather than sanding when we first moved in...Now we are going to be moving out of our rental apartment,just finished renovating the other floors of our house and want to put new floors down in rental,don't want to put down carpet, but noise will be an issue,so any suggestions would be great money is tight and i don't really want to spend $4000. for a brand new hardwood floor with insulation for my rental so,please open to all flooring suggestions....

Why do you want to get rid of the original floors? Can't you clean them up and reuse them?

Carpets don't have to be crummy wall-to-wall. What about nice Orientals/area rugs that would cover much of the original floors (and provide adequate sound-proofing)?

I have concrete floors in my loft, and found the bedroom floor a bit unpleasant. To solve this, I installed carpet tiles from Interface FLOR. I found them to be reasonable, easy to install, and comfortable. The best part (especially with tenants) is that if one gets stained, you can take it up and wash it in the sink, or if it is really bad, you are replacing only one tile.

If you want cheap, there's vinyl tiles. Go easy on the floors in case you'll want to refinish them later.

has anyone had any luck on using mdf or plywood as flooring?
i know that dwell has alot of info but wanted to knoew if anyone tried themselves?

Dont use mdf or plywood for a floor. This will wear out and splinter.
I had bad hardwood floors in my rental on the first floor of my brownstone. I put a "PERGO" floor down. It is great for rentals because it looks great, takes a beating and cleans easily. You can put a layer of plywood under the PERGO floor to add a sound barrier. I highly recommend a glueless, laminated flooring like PERGO.
