Anyone renovated their cellar ?
Does anyone know where to find out if it is legal to renovate a cellar ? Its a 3-family federal brick building in park slope, and I'd love to duplex the cellar with the first floor. is it legal ? have you done this ? Where did you find out if it is legal ? How long did the permit take ? Can you up load photos here ?

We are in a 3 story brick in park slope and we did do a duplex with the cellar floor. the permit took a long time, and in the end we got permits just for the structural, and plumbing and that was easier. The laws have to do with how many plumbing fixtures are allowed in a "cellar" and bedrooms are not allowed unless there is a window and it is something like no more than 42 inches from the floor-- we dropped the floor, and enlarged the window but i'm still not sure that it makes it. Also we were below the main sewer line so had to put in a sewage ejector pump - something to think about. At any rate, it was a long hard project but totally worth it.

I think it depends if the basement has more than one access doors. There is a long house on Boned Street between Bergen and Dean that was for sale a year or so ago. I went to the open house and the house had a finished basement and I remarked to the realtor who was holding the open house that at least the house has rental income from the basemebnt apartment. She she said, "NO!" even though it was finished beautifully and the people used it as an office/rec room it could not be rented out legally for some reason that either had to do with the access doors or the fact that it was a basement.

We got a permit to do as you mentioned. What helped was that our back yard is much lower than our front, we improved direct egress from the cellar to the outside, and will dig out an areaway to provide the required ratio of window area to floor area. Also, there is no plumbing down there, which assures the city that we won't be renting the cellar out as a separate unit. Our permit took about 6 weeks using an expediter.
