Estimates for Warehouse to Residential Conversion
Does anyone know a ballpark figure for converting warehouse/factory space to (raw) residential? I know it depends heavily on specifics, but let's say you have a multi-floor M1 building and you want to make artist lofts, so polish is unnecessary. Someone said $150/sqft, does that sound right? Let's assume the structural stuff is sound, and the building is in decent condition. Also, how difficult/costly is it to get the zoning changed? Thanks b-stoners!

I know this is a brownstone crowd, but I would be curious to know this too...

Depending on the quality of the finishes and fixtures, that's a reasonable but conservative number...

hey brownstoner, any estimates on what your (borwnstone) reno is going to cost / sqft?

$150/sq ft is circa 1997, nowadways new construction/renovation estimates are closer to $300/sq ft. especially if you're in Manhattan. Curbed has a good piece from a few months back about the cost of construction in NYC.
zoning is a bitch to change. have to have a public hearing whereby folks can come out of the woodwork to comment on it

$300/sf is about what it's costing me in Brooklyn Heights to renovate/restore my brownstone.

$300 /sqft to build?? no way - building costs 150-250 /sqft for brand new construction!
