converting 1 family to 4 family

what would i need to do to get a brownstone zoned as 1 family rezoned as a 4 family? is it a long costly process?

If the zone you are in permits a 4 family (multiple dwelling) then you will need to change the use of the property. This will entail hiring an architect or engineer and making the appropriate applications to the Building Department, construction, etc. all with the goal of getting a new Certificate of Occupancy.

If the zone does not permit 4 family use, then you are looking at a zoning variance, which can be a lengthy, costly process. You will need to prove a number of things, such as financial hardship, compatibility of the proposed use with the neighborhood, etc. AND you will have to go through the Building Department process for the new C of O.

and when you sell the newly C of O'ed 4 family, you will be subject to the much higher transfer tax that is imposed on commercial properties. They get you coming and going!

much easier to go from 4 fam to single residence but if it was coverted from two family residence as many were built in the past then you have a much better chance of success and leniency in trying to restore it to its original status but a four fam has too many restrictions as it is a multiple dwelling and will be subject to handicap accessibility regulations
i would forget about it or think less units
sorry you dont get rich off this one. thats why its not a 4 fam already.
