Where to find Air Rights or FAR Information


Hi All,

Here is my situation:

I am looking to buy a single family house that is on the market. In my research and discussions I have found out the previous owners sold the air rights to a developer in a neighboring building. I have looked all over ACRIS and the NYCityMap – http://gis.nyc.gov/doitt/nycitymap/ to find the information on how much air rights were sold.

Where do I go about finding this information? It obviously has to be public information…

The zoning is R6B and would allow for an extra room on the building, but since the air rights were sold, this may not be possible…

Air Rights Market Value?


A developer next door to me wants to buy about 500 sq. ft. of an available 2000 or so sq. ft. of air rights from me to build an extra room on top of the fourth floor. Home is currently only two levels. What is the market value to these air rights? I am in North Crown Heights.

North Williamsburg Rezoning


There is a proposal to change the zoning from R6B to R6B/C1-3. Will this have a negative or a positive impact on the residents in this area? Will the streets be filled with people, parking meters and buses? Will this have a positive or negative impact on rent/housing prices for the brownstones in the neighborhood?

Property Line Dispute


We have an ongoing dispute with our neighbor over the alleyway between our homes. It was claimed by them prior to us moving in. Fence was put up attached to our house, walkway and backyard fence on the property line. Looked at the survey which says that we are entitled to 21 feet, 6 inches. Our house is 21 feet. Are we really entitled to another 6 inches of the alleyway? This would make a big difference to us in order to access our backyard and use the alley. Thank You

Basement Floors and FAR


I did a little googling and a search here, but the post on converting exterior space to interior piqued my interest, as I hope to someday do a little enclosing myself on my own home. The question I have is about FAR. Technically my house is listed as a 2 story home. However, the basement level is converted to the sleeping floor of my ‘owner’s duplex’. This level has windows and exterior doors, but is accessed by descending 2 runs of 4 steps each that lead to a door under my main stoop. My question is- does this floor count toward my FAR? The top of the windows for that level cap at street level. If it does, my FAR is over the 1.25 allowable at 1.4, but if it doesn’t, then I am under at .8. Can someone help me shed some light on this?

Subdividing a Lot


I’m looking at purchasing a semi-detached house in a R6B zone. The building is 18′ wide on a 38.5′ wide single tax lot. Our plan is to renovate the house for our own use and we’d like to subdivide the lot and sell off the vacant lot to subsidize our renovation and purchase costs. Anyone have any experience subdividing a lot? I greatly appreciate any help, thanks!

I am interested in a house that is categorized as a 1-family house. What would it take to convert the ground floor into a legal rental unit? Also, how much does the paperwork usually cost, and how long does it take? Thanks!

How Many Feet?


Hi All,
Wondering if anybody can answer this. I own a two family, semi-detached house, zoned R6, with a very large side-yard. If I were to build a building on that side yard, how many feet away from my house(which has many windows along that side) would be required before the line of the new building? There was never a building there previously. Also, the next house on the adjoining lot has no windows facing onto the side yard, presumably because I own the air rights. Thanks for any info.

Expedited Title Survey


hey all… can anyone recommend a land surveyor who offers expedited title surveys? the bigger shops I’ve spoken to have 2 week lead times and I’m trying to hold onto a closing date that I have scheduled for next thursday. any input/rec’s would be greatly appreciated!
