What does a Lis Pendens filing mean to a potential buyer? Looking at a building that propertyshark shows a Lis Pendens filing by the seller’s bank in December of ’08. What does this really mean? Is foreclosure eminent? Could it be nothing? How do I find out what’s going on? Thanks.

Nothing to see here


On the one hand, your broker is telling you that NOW is the time to buy and prices aren’t getting any lower.

On the other hand, here’s a 3 bedroom in north slope for sale by owner (who’s a broker), priced at 599K. I’m gonna go out on a limb and say that if it’s priced at 599K (even if it’s a little small), someone might see things getting a lot worse before they get better

Moving to Bay Ridge


Is anyone familiar with the Bay Ridge area? We went yesterday to an open house on 74th Street and 3rd Avenue — yellowhookliving.com. The apartments actually seem pretty nice, but I’m worried they might be overpriced for the neighborhood. Does anyone know the market in the area and if $630K for a new construction condo is pricey? Does it make more sense to buy something near the water here? Also, any general thoughts on the nabe would be appreciated. I’m not from Brooklyn, so this area is totally unfamiliar to me. Thanks.

Co-op appreciation


I found a co-op in Bay Ridge listed for $199k. After some research I noted it sold back in October 2007 for $110k. Considering the economy/housing market in the past year, I cant believe a co-op would have appreciated 80%. I was told some renovations were done, but come on 90k’s worth? I’d like to hear what this community has to say. I like the place but I wonder how much would to a low-ball offer?

Foreclosure agreements


Hi,

I was wondering if I saw a home that is about to foreclose and I was interested in it but did not have the necessary down payment ready. Are there instances where you can come to an agreement with the current home owner to move into that place; pay the mortgage, for about a year, until the financial are ready?
