Our offer has been excepted in an estate sale of a 2-family brownstone, and we want to make sure that we have legal representation that covers all the bases, and isn’t astronomical in cost. Any recommendations?

Any thoughts on Bevin Bermingham or Naomi Torrisi?

I would like to sell my condo this summer. What can I expect the lawyer representing me in the sale to charge? Thank you.

I’m just getting around to posting this, although I refinanced in December. I used Zerline Goodman (Zerline@zlglawyer.com) for the refi closing. She is really great. I was extremely anxious, my experience with real estate lawyers when buying had been less than ideal. But, she put me at ease, promptly responded to my e-mails and calls, explained everything in plain English. Most importantly, she steered me away from an unwise legal decision that I would have made had I followed the bank attorney’s advice (there was a transfer of ownership involved). So I do heartily recommend her and would certainly use her again in a heartbeat!

Do Lawyers have to inform the client when the retainer is used up, or can they just go on without notice and hit you with a final bill?

I am closing on a refi for my 2-family townhouse next week and am looking for a reliable, and affordable, Brooklyn real estate attorney to review the loan docs. Pretty straightforward, but could use a pair of eyes available on short notice. Recommendations welcome.

I’m looking for advice on how to deal with a GC / master plumber who has gone way beyond schedule, and now essentially walked off the job.

Incomplete and deficient work is probably between $12,000 and $20,000 (we unfortunately are holding less than that). Our contract (AIA A101-2007) includes a liquidated damages clause for delays; this now amounts to more than $100,000.

The job is an alt-2 gut renovation (3 family home) w/ plumbing and electrical work. The plumbing inspections have not been self-certified; we failed the finish inspection and the piping at the boilers is completely incorrect. I’m already talking with other plumbers about taking over this work.

Minor electrical work remains before an inspection can be called, but I think we’ll have to find a new electrician, and I know it can be difficult/expensive to find someone willing to take this on.

I’m now talking with lawyers, though a lawsuit could be expensive and I’m unsure what we’d actually be able to collect (The GC is a registered corporation; I don’t know if we could go after his personal assets). I’m preparing a complaint w/ DCA (he is a licensed home improvement contractor) and the attorney general. Beyond that – do I just focus getting this job finished, or is it worth pursuing damages?

Can anyone recommend a good lawyer for a sponsor unit, preferably someone who charges less than $2000?

Does anyone have a recommendation for a lawyer with experience dealing with unfinished buildings?
