Lincoln Pl. Tree 2B Chopped Down? ;-(

Between 7th and 8th Ave on Lincoln Pl., across the street from 209 Lincoln is a tree that had a large branch torn off in the big tornado- storm last month. While there’s an “indent” in the trunk from where the branch snapped off, the tree’s main trunk seems quite solid; it still has leaves on it.

WHY DOES THIS TREE HAVE A SIGN ON IT THAT IT WILL BE TAKEN DOWN. THIS IS VERY SAD AND DISTURBING.

We must get a Landmarks permit to replace our sidewalk. Does anyone know whether Landmarks comes around to inspect the sidewalk replacements
after the work has been done?

LPC Response to Bedford Stuyvesant’s Requests for Landmark Designation

Over the past 3 years 4 Requests for Evaluation for landmark designation has been submitted to the LPC.
Early this year the Landmark Preservation Commission commenced a study of Bedford Stuyvesant to determine which areas may be eligible for landmark designation.

LPC plans to hold a community meeting in the near future with property owners in the eligible areas to discuss possible landmark designation. According to LPC any landmark designation in Bedford Stuyvesant would be done in a phased approached similar to Crown Heights.

The Google map http://maps.google.com/maps/ms?ie=UTF&msa=0&msid=104137522593583797349.0004761194952b7c73b25
shows the eligible districts from a previous study conducted by LPC in the 1980′s. The areas are labeled “proposed district (2000)”. The districts’ boundaries may change based on the current study.

Front Lights and Landmarks

We’ve just moved into a landmarked Park Slope brownstone. Our stretch of the street is very poorly lit. We have a gas light in the front garden, but obviously that produces very little light and I’m concerned about safety.

Neighbors about 4-5 houses down on either end have nice front lights (hanging in front of the front door at the top of the stoop). I’d like to add one asap. If I go ahead and have my electrician and handman do this without going through the lengthy permit process, what are the possible repercussions?

I’m leaning towards just going ahead and doing it with a light the same or very similar to those neighbors have (most have the same type and I think it looks really nice and suited to the buildings) but I’d love to hear your opinions on this.

Carriage Houses Landmarks Issues , Continued

The public hearing for the violation regarding the security gates and unpainted wood on my carriage house has been postponed until November 23 to fit the architects schedule. We have been encouraged by staff to bring in more precedents from any Landmark areas. Any more suggestions ?
I am not able to approach them about a small addition to be used as a studio until this violation is cleared. However, I have asked in the past and was told that it had to be something that was ‘normal’ for a carriage house. Additions aren’t ‘normal’ to a carriage house. I was also told that I couldn’t get a real response without engineering drawings.
Does anyone have any experience or know any precedents in a Landmark district ? As I noted before, even though the back is not at all visible I was not able to put in a larger window.

Landmarks Approval of Deck

Hi, I am trying to build a deck in my rear yard which is not visible form the street but my architect is telling me that landmarks is restricting the size of the deck in order to preserve the “green belt”. I have never heard of this and thought that decks that were not visible form the street (and allowed under zoning regs) were approved by landmakrs as a matter of course. has anyone heard of this “green belt” concern from landmarks or more generally have any other experience with landmarks not approving something that is 100% not visible from the street and permitted under zoniing regs? Thanks in advance for your input

Arbitrary Landmarks

135 Bowery vs 45 Park Place. Guess which of these is a Landmark. I have no interest in the politics of 45 Park Place but by what standards does LPC operate?

Single Family Zoning in Prospect Lefferts Manor

I have a question about the Prospect Lefferts Gardens historical district zoning guidelines.

How is “single family” defined?

If I want my parents to live with me, can they? Can I have roommates? Six of them? What if my parents have their own kitchen?

Seriously: is are the boundaries of the single family covenant defined someplace? I’m curious.

Carriage House Landmark Issues

In April 0f 2000 I bought this 19th century carriage house to become my home an studio. During the renovation I was aware of many discussions and adjustments involving Landmarks and assumed everything had been done n compliance.
However this Spring I received a violation for having installed security gates without a permit. In trying to resolve this issue, I received an additional violation because the doors and windows are not painted.
Does anyone have similar situations on a carriage house in a landmark area that I could use as a precedent ?
