Pre War Inspector Needed
Can anyone recommend an inspector to inspect a condo in a pre war building on Eastern Parkway?
Carbon Monoxide Sign? Where to Get?
Hi there,
An inspector has told us that we, like most buildings, need to post a sign regarding CO in a common area. In the code I found what it is supposed to say, and that it must be on plastic or metal. Can I buy one of these somewhere or do I have to have this custom made?
Thanks in advance!
Inspection for new development
Does it make sense to have an inspection for a new development before signing the contract?. The building we are looking at is not complete yet so we aren’t sure if there is any value.
HUD inspections and possibly illegal bathrooms
Someone filed a complaint against my new house with the housing Dept citing “illegal renovation” . In reality, we have only been painting and decorating and nothing illegal is going on. It’s a legal two family with 2nd floor rental. HUD wants access to inspect the house. What worries me is the basement bathroom. When we purchased the house the basement bathroom came with a shower, sink, and toilet which I understand is technically not allowed. We are not going to rent out the basement. When we let HUD come take a look, are they going to hold this bathroom against us and fine us? It’s obviously over 20 years old. and the bank didn’t bat an eye when they inspected.. Anyone have any insight? Thank you!
Thermal Imaging Inspection
Sorry to be such a board hog this week. We had our offer accepted and now of course, I have a million more questions.
I have been reading all the recommendations for an inspector on the forum.
I have called Joe Pasaturo of AVT and Richard Perri.
Someone suggested that we get a “thermal imaging” inspection of the property. Neither of these inspectors offer this.
We like the idea of this service because there are huge windows and we’d like to identify any leaks early on so that the developer will fix them before closing.
Does anyone have any input as to:
*Is thermal imaging necessary?
*If so, does anyone know someone who offers this?
Thank you!
BUILDING INSPECTOR NEEDED
I am purchasing a co-op in a Fort Greene brownstone and need a building inspector. Does any one have a recommendation? Small building, self-managed.
Reliable Inspector?
Hello, We are in contract in a building in Wburg that we have serious concerns about. Our contract specifies that we can have an inspector come in before closing (our stipulation against the advice of the broker). Does anyone know if a great inspector who is known for reliable, independent work (i.e. not paid by the developers to approve crappy work)?
3 Family Inspection
hey folks… I have an accepted offer on a 3 family and I’m looking for recommendations for a thorough general inspection. I’ve bought and sold before, but never one of these older multifamily bldgs. the price is good relative to comps, so I’m extra paranoid that there may be scary monsters lurking beneath the surface. thanks for any advice!
Dept of Agriculture Inspectors in Carroll Gardens?
On Monday 2 people (seemed legit) from the Dept of Agriculture rang my bell in Carroll Gardens asking for access to the backyards. I was about to leave and told them no. Then one of said that they meant to go next door. I was still home for a few minutes and didn’t see them in the backyards. Does anyone know what it could be about?
How Long Should a Good Inspection Take?
We just had a bid accepted on a 3-story townhouse in Brooklyn. We called to schedule an appointment with a well-respected inspector (who is often recommended on this forum), and we were surprised when we were told that the entire inspection will only take one hour (for a 3-story, 3-family townhouse, plus unfinished basement). Any thoughts on whether this is reasonable?
Thanks!
