Does our Fire Sprinkler Work?

We have a fire sprinkler in our house but we don’t know if it works. I’ve seen other posts about them but am unclear on how we’re supposed to get it checked out. Who do we call?

Sprinkler Maintenance

We have a fire sprinkler system in the common area of our 2 family home. The developer set it up to be easily converted to a 3 family. We want to have someone come take a look because the gauge on the top floor seems to be leaking slightly and also because we were told that the caps to the recessed sprinkler heads are not supposed to be painted and we believe they were accidentally.

We also heard that we are supposed to have the system inspected MONTHLY and to keep a log for a 5 year inspection by the fire department.

We are new to all of this. Do others here with a system actually do this monthly inspection?? And can anyone recommend someone who does this and who can also check out the leak and change our sprinkler caps? I called Automatic Sprinkler, but they charge a fortune just to come take a look.

THANK YOU!

Fireglow Explosion

this evening we had a scary incident which involved our fire glow fireplace. we recently had it serviced after hearing and seeing tumbling debris. tonight we heard a large crash which sounded like large bricks coming from the chimney and our fireplace was engulfed in flames. the protective glass contained the flames but smoke escaped through the event . we have NO idea what caused this. the fire dept said to contact a chimney specialists we also contacted fireglow. do you think we should contact an engineer ? does anyone know of a good one?we live next to an sro which is basically a mess and we are wondering if there is structural damage in the wall dividing us

Unattended, Burning Candles – what do you think?

I just found out one of my tenants had left burning candles by the window.
While I understand this may be a religious imperative, I am worried about the potential disastrous scenario: a burned out apartment/building.

The lease doesn’t say anything about this, nor have we discussed it before.

What do you think? Does it go without saying that candles are never to be left unattended? Can I rightfully ask never to do this again? I am perfectly happy to have them burning while there is someone inside the apartment, or use electric ones otherwise (have no clue if they are acceptable.)

This is all about safety – am I being overly anxious? Have you had this experience? What is your view?
Thanks!

Fire Escape Ladders

As a new owner of an old building, there is only one means of egress for the tenants on the 2nd and 3rd floors. There is a fully functional sprinkler system, but I was considering providing each studio with rope ladders, to offer a second means. Anyone out there with experience/advice in this?

Weird Electrical Occurrance

This morning I was sound asleep when I was suddenly awakened by a popping noise and flash of light. There was a slight smell of smoke, and while the smoke alarm did not go off, the red “alarm” light on the smoke detector flashed for a few minutes, before returning to normal.

I checked it out, and all my lights, appliances etc were working fine and none of the breakers were tripped.
The room has recessed ceiling lighting on a dimmer switch, and none of the bulbs are burned out and the dimmer is still working. Since I was asleep, none of the lights were on at the time. What could have caused this, and what is the worst case scenario here ? Its been a few hours and my apartment hasn’t burned down yet. Thanks for any replies – Its making me pretty paranoid.

Open BBQ

Just walked down 8th street btw 7 and 8 avenues…and in the front of a bstone is a small kettle bbq. No one around. Just a raging flame about a foot high. Even if someone was minding the grill its seem crazy so close to the street and trees. Is this legal?

Sprinklers Removed

We will convert a four-family house into two. On the drawings, the architect is not including the existing sprinkler system since we want to remove it anyway. He is drawing the plans under the 1968 code, not sure what does it mean. He is absolutely convinced that when we do the renovation we can remove the sprinklers without calling anybody besides the licensed and insured contractor. Is it true? Do we have to notify any city department that we will be removing the sprinklers. Again, we are converting the house into two families. I really appreciate anybody who can shine a light on this one.
