Patio Umbrella Repair


I’m looking for someone who can repair a patio umbrella. It was fairly expensive (around $350) so I would like to save it. It is a tilting umbrella and a pin came out so it always flops and then spins. The company that made the umbrella went out of business so I can’t order the replacement part. Thanks.

Ipe Deck Over Subway Grate


I’m about to build a steel deck with subway grate decking and am planning on attaching ipe over the subway grate after inspection in areas 3 ft away from the house. The ipe will be flush with the subway grate as we will raise the subway grate that will remain 3/4 inch. Question is what is the best way to attach the ipe to the subway grate? My contractor suggested attaching the ipe with screws from the bottom of the deck using heavy duty washers spot welded to the subway grate to hold the screws. The screws will be sized to penetrate the ipe from the bottom about 1/2 inch (not enough to come up through the top of the board I hope). I am not sure this seems as secure as typical method of screwing down from the top but dont think that is an option as the ipe will be floating about an inch over the joists. Any thoughts???

Roof rights and Deck – Landmarked Brownstone


Hello,

I recently moved into the top floor of a land marked brownstone building. I would like to pursue obtaining roof rights with the intention of building a small roof deck. I consulted with an attorney and was told the fee for filing the appropriate paperwork could be in the region of $7,000 (hiring of expediter etc.)

Now, I don’t mind paying out to get the paperwork done properly, however, since I am in a land marked area, is the value of the roof rights somewhat diminished? I was also told I will need to get a realtor to assess the value of the roof space.

Lastly, what would the cost of a small deck be (say, 30% of the roof?). I would use the existing fire hatch in the hallway as access.

Roof and Rear Yard Decks


If a roof deck is more than 3′ from the property line can combustible materials be used (ie wood)? What about a deck in a rear yard?

Yard Access from Second Story


My wife and I are purchasing a four-story brownstone with another couple (my sister and her husband). It will be configured as a double duplex – each family getting two floors. There is a backyard, which the lower duplex will have easy access to via the garden level or the parlor level deck. We are trying to figure out how to give the upper duplex private access to the yard from the second story, but we’re not sure how this will work. We would like each duplex to be totally separate and not access the yard through the parlor floor. We are envisioning a small balcony with a staircase going down to the parlor floor deck, but it seems like this might be not be to code. Does anyone have any experience with this and/or any suggestions?

options for putting a roof deck on a coop


Hi all,

I was wondering if folks had any advice on coming up with options for putting a roof deck on a large coop…

We are in Bay Ridge. Going to need to do something to (a) minimize noise that folks would hear on top floor and (b) have some kind of fencing as the roof is relatively unprotected in terms of someone falling off

Roof Deck Recommendations


I’m in the process of purchasing a townhouse with a roof deck. It’s just the flat rood at the moment and I want to have a deck built. Preferable IPE squares, so I can pick up the panels and clean underneath easily. can anyone give any recommendations or advice of people to avoid.

speakers on deck


Are sound speakers permitted to be permanently installed on the wall of a roof deck? The deck extends off the second floor of a brownstone (the bedroom floor). What agency regulates this?
