First Time Homeowner


Hoping that someone, (particularly the author) reads this post. Here’s my intro, I’ve just purchased a brick row house; garden floor,parlor and top floor. The top floor has been converted to an illegal apt (registered 1 fam cert of occupancy). I plan to immediately demolish as much as possible in order to begin my own conversion with a budget of about 28-35k to work with. I arrived at this site with the hope of finding a thread that may contain a detailed discussion of a similar project but I can’t seem to find one. Can someone please list at least some of the steps I need to take? Hire an Architect first to develop the floor plans? Is it possible to get architectural plans/permits in with the proper agencies without any worries of inspectors showing up and violating me because they may see my top floor in demolished state,pluming and all? Can I then work from such plans myself? Please help.

Condo Conversion


I am scheduling a viewing of an apartment this week, but I am a little concerned. The broker says that it used to be a co-op building, which was converted into condos. The prices look like they are for co-ops though. Is there a way to check if it really was converted? Thanks!

I am interested in converting a townhome or a brownstone into Condos. What are the base requirements of a building for it to be possible to convert to condo or co-op, specifically lot size/building dimensions, etc?

Removing Rent Stabilization?


Hello, I purchased a Brownstone a few years ago that has ten units including my own. I rent the nine (Class B) on the upper floors while living in the only Class A, but it is an absolute nightmare. They are all SROs and the building is Rent Stabilized. I finally acquired a Certificate of Non Harassment a while ago after an epic battle with HPD. However, ever since the beginning it has been a constant war with my tenants who are impossible to evict with the regulations, and I am tired of the struggle. What I am looking for desperately is someone who can tell me how to remove Rent Stabilization. I see from the definition that it applies to buildings built between 1947 and 1974 and that have “six units or more”, and I was wondering if I were to convert the nine units that I rent down to five or less, would that remove the Rent Stabilization? If not, is there another way? Someone please help! Thank you.

A Few Questions, Please Help


This is the first time i’m starting a topic, but i’ve been a follower for a while.

I’m closing on a New property and have a million questions, need some referrals… you name it.

Q#1) The property’s C of O says the FAR is maxed but is listed as a 3 floor property. My engineer says its 50% above grade (whatever that means) and should have been filed as a 4 floor 3 family property. If I change the C of O will that allow me more FAR? Can I change the C of O?

Q#2) The property already has a small extension (1 room)off the back that I believe is illegal. It can be torn down easily as it’s really not “attached” to anything. Is it likely the DOB will request it be torn down upon inspection?

Q#3) the house is far from “distressed” but does need some work. I would really like to have A GC/Plumber/Elec come in and do some remodeling. But I do not want them to do any finishing. In other words, move the plumbing, put the floor/wall back i’ll handle the rest. move the gas line, i’ll handle the rest etc.Can someone recommend someone to do this without charging me an arm and a leg? I’m handy and can do my own dry wall and woodwork. If you’ve used someone you recommend and have Pics and quotes from a similar project it would be appreciated. Also there are things that need to be done to the house that aren’t that important that I would do if its not expensive; namely the facade needs to be redone at some point but i’d get it over with now if its less than 5k or in that range.

Right now the house needs some work, but I don’t want to do anything fancy, I just want to get the basics set up. A new window here, a new tub there, run some electric, etc.. I need some repointing done and some other jobs. I want to to this stuff for 60k’ish as i’m not actually gutting (i dont think).

Q#4) back to FAR. is it really possible to “buy” some from the neighbor? if changing the C of O doesnt work I may just buy some from the neighbor if possible. My neighbor is actually a vacant lot so it seems feasible. I would really like to add an extension. it’s not a “make or break” kind of deal but it would be nice. The basement is open with 9′ ceilings so worse case scenario is waterproof and finish it. But I would really rather have an extension built and cant figure out how to get around this FAR thing.

Converting 4-3 Family, 2-3 Family


Any insight into the considering converting a 4 family to a 3 family (4 floors)–is that allowed, do taxes change, is it costly? For converting a double duplex to a 3-family in a four story home–is that more costly than turning a 4 into a 3, again, will taxes differ from a typical 3-family, and is it mega costly?

Basement vs Cellar


Does anyone have any information regarding what it would take to create a habitable basement from an existing cellar. Specifically, we’d like to add a full bath and use the space for a master bedroom? Is this possible? What are issues involved; egress, natural light, any others?
