If we purchase a condo for $999,900 and a separately deeded parking spot (from the same seller) for $36,000, does the mansion tax apply?

I don’t know if this makes a difference, but the seller is not bundling the two in his listing (i.e., the buyer does not have to buy the parking spot as a condition of buying the condo).

If you have come across this before, and know the answer, I would appreciate your insight, as it will inform how much we bid on the unit.

Naturally, if we go to contract, we will engage a RE lawyer who can provide us with a formal opinion.
