Lead Paint Liability in Coop Sublet

The first floor owner of our coop, who has exclusive use of the garden, is planning on subletting his apartment to a young family. This same owner has been requesting for years that we remedy the chipped paint on the back wall because of the risk of lead being in the paint chips.

What would be the potential liability for the coop if we allow this? What documentation should be have to protect ourselves?

Thank you.

Waterproofing exterior brick

We have a 4 unit brownstone/brick coop that has peeling, lead-based paint in the back of the house. We’re received 2 estimates for the removal. Both contractors would use Peel Away, but one swears by Toraseal (sp) to waterproof the bricks and another recommends water based silicone elastomer. Any recommendations of which would be better?
