Tenant Rights
I am a rent stabilized tenant of 25 years. The elderly landlord’s sons have taken over management of the bldg and are trying to make our life aggravating in every possible way. Is there some reference setting out my rights as a tenant? Can I for instance replace, at my own expense, worn out decrepit open shelving, or repaint a floor that we painted many times with landlord’s consent but is now badly distressed? What behavior on their part becomes harassment? I’d like to give them some of their own attitude back but want to know the legal limits. Thanks.

3-family owner responsibility/regulations
I have purchased a 3 family house and want to know what I have to do about inspections (or posting inspection certificate, which is missing), information I am required to post for tenants, etc. Buildings Dept website wasn’t too helpful. Where can I find this information?

Can anyone recommend good insurance agent?
When I was closing last year things were so crazy I didn’t shop around much, but now that it’s time to renew I hope I can improve on the premium. I have a 4 story 3 family brownstone.

sealing sanded floors
I am sanding my original 19th century floors because they look so grungy and yellow – after they are done what is the best thing to seal them with – water based poly? wax? I don’t want any shine, or for them to darken up when I seal them. I would like them to stay fresher looking. Grateful for any suggestions.

Dean St/Bergen St backyard border
There is a difference in elevation of about 3 feet between the backyards of Dean Street and Bergen Street – between Bond and Nevins – but it is adjusted as a “step” located about 6 feet over the property line into the Bergen Street side – all the way up the block. Does anyone know why this wouldn’t have been located on the property line? Perhaps there was an alley at some point?
