A/C Compressors Location
We are finishing up our renovation in Carroll Gardens and have a question regarding the placement of the A/C compressors.
We are installing a Fujitsu ductless system and have three compressors cooling 4 floors. From our understanding, the compressors need to be 8 feet from the property line. How can we do this if we have an 18.75 ft wide property? Any recommendations how to do this? We were thinking to place in the garden area in the back away from our tenant’s apartment. Our architect is against mounting against the back wall of the building due to vibration, however I think this would be the easiest. We can’t install on the roof for various reasons. Thanks…

DOB and Rules for Front Planter
Hi,
When we started our renovation in Carroll Gardens, the DOB stated that we would to install a planter/garden in the front area. Are there specific rules for this? Will a container garden suffice or does it need to be a custom built planter? Is there a minimum size? We were given very little information other than a box in the approved blueprint.

Need to Double Pane Window Reglazed
Hi,
I bought a brownstone in Carroll Gardens last year. One of the windows is cracked and would like the glass replaced. Does anyone have a place they recommend? I don’t know where these doublepaned windows were originally purchased.
Kitchen Cabinet Replacement
Hi. We are at the tail end of a renovation in Carroll Gardens. To lower the costs, we purchased a previously used set of kitchen cabinets from Build It Green. We are very happy with this purchase. We must have saved at least $10k because we paid only $5k for oversized cabinets, shelving, island and Carrera marble tops- a great deal. The cabinets are very high quality however they do have some wear. In addition, we would like to replace one of the cabinet doors because it was apparently scratched in transit. We don’t know who manufactured the cabinets. Does anyone know who would be able to recreate the door? It is a custom modern slab door. Thanks….
Replacement Pine Planks
My wife and I just closed on our house in Carroll Gardens. Yesterday, we were pleasantly surprised when we removed the linoleum on the parlor floor to find what appears to be a pine subfloor in excellent condition. There are only a few planks that need replacing. Does anyone have any recommendations where we can match and buy a few planks. I don’t know what species of wood it is. I would assume that it is some type of pine.
I plan to add hardwood to the other subfloors, which are unfortunately in bad shape.

Mortgage Questions
Hi,
I was hoping someone can help. I am bidding on a 3 family 4 floor unit but plan to occupy the triplex and rent the garden apartment. The property is solid but needs a $200k renovation – new 2 kitchens, 3-4 bathrooms, new wiring, flooring. How should we pursue the mortgage?
Here is are the stats: -
- looking to close on the property at $1.1M
- want to place 25% down payment ($275k) which will leave a mortgage of $825k.
I already have a commitment from my credit union for $950k+
Question is how should I go about financing the renovation? Do I have to take a $1.15M mortgage – would I need to put more money down?

Property Tax Variations?
I’ve been looking at houses and noticed that property taxes have varied wildly from $3k -$8.5k year for a four floor brick/brownstone. Why? Some of these houses were poorly renovated or not renovated at all yet were assessed very high taxes. What determines the tax rate?
Cost for converting a 4 family to 3
We are looking at buying a four family brownstone and converting the garden and parlor to our apartment. In order to do this we will want to add a private staircase to connect the garden to the parlor floors, as well as a new kitchen. Any idea how much this would cost? Not looking for a high end renovation.
