Gut Renovation


Considering converting existing small legal 3 townhome in south park slope (3 floor – @600~ sqft each). Any recommendations on budgeting (looking to do it at med to high end) and any names for architects/construction firm? tks in advance

Maximizing Sales Value of a small townhome


I have a small legal 3 townhom in s. park slope (1900~ sqft for 3 flrs EXCLUDING finished and renovated basement with 400 sqft of usable space). Only entrance to all 3 floors/tenants is from the street level & the inside stairway leads to 3 units/floors.

I am seriously considering a conversion to a single family dwelling for few reasons:

1. maximize dead space created by stairway and hallways on 1st, 2nd and 3rd floor.
2. i’ve had some people say that single family home may provide better sales value vs a 3 separate unit townhome when time comes to sell the home.

I wonder if anyone can provide some other perspectives on this thought. I just feel that the home being so small, anything I can do to optimize space would help future sales value – one 2000+ sqft newly renovated townhome where a family 4 or 5 can live in vs 3 small unit home that an owner cannot live in (unless single or a couple without kids) and must rent out units.

If I do this, I need to spend some major $ renovating – would also appreciate if anyone can provide cost estimate per floor or ball park estimate to keep in mind and a construction firm or architect that would handle a job of this nature.
