Where should I get information?


I want to read and learn on basic topics which are important for my endeavor. I believe my best options are either by Internet articles or books..
If you nice people could recommand or direct me to which ones of these should I read, it will be great..
I would especialy like to find information in these subjects-
Mortages and finance
Taxing and financial planing
General building maintainence
Laws

If you have any ideas on other good subject I should know in you opinion then please share your thoughts.

Definition of sublet


Hi,

If I rent an apartment (in manhattan for example.. not sure if that matters) and I want to sublet it to another person- for example: I fly for an extended vacation. then will it be legal?

more questions in this regard-

2. I need the landlord approvel, that I know. But if he mentions on the lease that he agrees for me to sublet it does it make it legal?
3. Is there a length of time by which it is not considered a sublet. lets say I go for 6 months and I want to sublet it?
4. If the contract says- you can sublet. then do I need to inform him of the duration or it doesnt matter because he allowd for subletting?

Rental tax of 6 family


Hi

I know that an excat answer will only be given to my by a CPA but I want to know in general-
Lets say I have a 6 family which I live in and rent the other 5 units. My expensses will be -
around 6500$ a month which includs the mortgage, pmi, proporty tax, water,gas and elec.
now. Let’s say I earn from the rent 9000 a month. How much will I need to pay tax on that income?

converting a 3 bedroom into two


Is it possible to convert a 3 bedroom into two seperaste units? either 2 studios or 1 one bedroom and one studio?
It’s 4 family building.
