Dirty Tenants
One of my tenants (3 roommates) are super dirty! I haven’t gone into their apartment for a year or so but my husband has been in and said their kitchen floor (grey slate tile) is pitch black as well as their light hardwood floors. The stove is always covered with dirty pots and pans and caked with crusty food. Bathtub, also black. As a landlord can I or should I say anything to them about it?
It kills me to think of the wear and tear on my property. and yes, we’ve had to exterminate for mice more than once.
What’s the protocol?
Mailbox Issue
I have a three family brownstone, I live in the bottom apartment and rent out the top two. The mail for all three units is dropped in my downstairs gate by the mailman and I put the mail for the two tenants out in the secure hallway in unlocked boxes. My new tenant has an issue with not having his own locked mailbox and with me touching his mail. Am I legally obligated to install and give him his own locked mailbox? I think there are maybe two 3-family buildings on my block with those ugly silver units with separate locks, everyone else does it the way we do. Anyone?

fair rent increase
I own a three family brownstone in clinton hill / bed-stuy. I have two two bedroom apartments that i have been renting to the same two tenants for over 4 years each. they currently pay $1280 and $1300 for their apartments and I have never raised their rent. I would like to raise it now but want to be fair and legal, does anyone what the legal percentage is that it can be raised every year? I’m thinking to raise each of their rents by $75 – $100 a month. comments? advice?
