ADA Ramp for Daycare


Does anyone have experience getting a waiver from the Mayor’s office for an ADA ramp requirement when changing cofo use for a daycare? We plan on having the day care center in the basement, which is about 3 feet below grade. Unfortunately the front of the brownstone does not have sufficient space for the ramp.

I would like to convert and renovate the garden level of our townhouse into a daycare center COO. Can anyone familiar with article 47 advise on how to set up the space so that there are two exits on the same floor to the street, one with a firewall?

2 Family units on one floor


Hi,
We are buying a 3 family 4 storey house (cellar, basement, first, second, third floors) house and intend to convert it to a 2 family. We would like to use the triplex and front room of the garden level for ourselves and rent out a studio in the back of the garden/basement level.
Can anyone advise if we have to actually configure the front room to give exclusive and designated access from the parlor floor? Or is it possible to just use the common stairway, lock the door and say its a shared space with the studio apt?

Interior Designer Rec?


We are gut renovating a 4 storey brownstone, working with an architect to create a filing set and would like to work with a very reasonably priced interior designer to help with kitchen, bathrooms etc. Any recommendations would be helpful.

Penny Tile


Does anyone have any experience with using penny tile in the bathtub/shower areas? Would the grout attract mold in the long run?

We are embarking on a gut reno soon and like to use this and other small tiles for all the bathrooms.

Can GC work from Filing set?


Hi,
We’re trying to speed up our gut reno since we have a hard stop end time to meet.
Can anyone recommend a reasonably priced GC who could give a ballpark bid and start work from a filing set? I plan to be pretty hands on, already know what I want the kitchen and bathrooms to look like and can order all appliances, fixtures, flooring, tile and ikea cabinetry.
I need the GC to coordinate, order the rest and execute on the project.

Rate Check?

We have excellent credit >750 and are looking for a first time home purchase mortgage for a 1MM loan on a 1.4M purchase. Its a 3 family building and we’ve been quoted 4.5% on a 7yr and 5% on 10yr arm. We’re closing in a month and wanted to check if anyone has seen anything better on either arm rate.
