basement stairs?


We need to get our basement stairs remade — we were thinking we could buy precut stringers and do it ourselves, but we can’t seem to find any for sale that are long enough. Anyone know anywhere that sells precut stringers (our basement is about 6.5 feet high) or can recommend a good contractor to replace them? Thanks in advance!

where to get tin pieces quickly!


My contractor went over to pick up tin cornice pieces from standard tinsmith today, but they’re closed (unexpectedly), I guess for the holiday. Can anyone recommend anywhere else I can get it on short notice? Ack! My contractor is all booked up after today.

caulking crown moulding?


I need to find a decent contractor who will caulk the crown moulding in our kitchen area. I don’t really have a reliable person (you’d think I would after all my renovations but oh well!), and would like any recommendations for someone who can do a good job. If they do painting (tin?) that would be especially helpful too. Thanks in advance!

question about mortgage brokers


Hi,

I am looking to refinance, and I recently locked in with a mortgage broker (manhattan mortgage). I couldn’t get in touch with my old mortgage person, who had moved to chase bank. Today, I got a call from her, who I loved, and she offered me a rate of .25 less than the other rate (which is 100$/month or so, at the amount I’m borrowing).

Now obviously I’d like to go for the cheaper rate, but the broker said he “doesn’t trust Chase”. Does anyone have good reason not to? Any more than any other bank?

Also, at what point do the mortgage brokerages charge your credit card? When you get the application in, or when you lock in the rate? I’d obviously rather not pay the double application fee but if it must be done, it must. Thanks so much for your input!

This is our first year as landlords, and we are just wondering if we’re supposed to give something to our tenants. They gave us a gift, and we had no idea it was coming! Does anyone give their tenants a gift? What do you do?

exposing plastered over fireplace


Another question here — I have a fireplace in the back of the house that was long since plastered over, and we’d like to consider exposing the brick and putting our own mantle on it. Is this as simple as it seems? I suspect I’ll need someone to do some brick work to repair the morter underneath. Has anyone done this? Have any idea of cost/time? It doesn’t seem too difficult, but I am not sure. Thanks in advance..

tin ceiling repair?


I would like to repair a couple of the tin ceilings in my house — one is in pretty bad shape, the other two are just peeling. Does anyone have a recommendation of someone who does this at a reasonable rate? We don’t need super high end work done, just to make things stop cracking more, mostly.

Creaky stairs?


I’d like to fix the squeaky stairs in my building, but I’ve gotten quotes all across the board. We tried putting screws into the board but it seems like it’s going to be a bigger job than that, and some of them need to be leveled. Has anyone had theirs done? Can you recommend someone ? Thanks!
