Electronics / Security / Home Network etc.
We are looking for recommendations for a licensed contractor that can install a variety of electronics in our home: centrally monitored video security system, home network, new video intercom system and maybe home entertainment system.
The contractor should be able to perform a super-clean, high-end installation during a non-gut renovation of the home.
Thanks!
Landscaper / Spring Clean-Up
We need a recommendation for a cheap landscaper who can clean up a small backyard (200 sq ft) and replace two dead bushes with suitable replacements. We need someone with some basic knowledge of horticulture, not just a clean-up person. Recommendations appreciated.
Renter’s Insurance Requirement for Rental
About to become a landlord for a two bed/2 bath apt in PS and wonder what the board’s view is on requiring tenants to maintain renter’s insurance. I will be keeping a condo policy in place for the home and think it makes sense (and have been so advised by my lawyer) to require the tenant to carry his or her own policy. Any rule of thumb for the amount of contents, liability etc. I should require. Thanks!
Elite Architectural Woodworks
Has anyone had experience working with John Ragnatelli from Elite Architectural Woodworks? We are performing what we hope will be a high-end renovation on a brownstone in Park Slope and received John’s name as a potential custom kitchen cabinet and furniture maker.
Thanks.
Cabinetmakers
Does anyone have experience with either Josh Dworkis (Daskam & Dworkis) or Marcy Pesner (Beagle and Pots) for custom kitchen and bathroom cabinetry?
Any feedback the forum can provide is appreciated.
Basic Asbestos Inspector Recommendation?
The forum has several posts re: the remediation of existing asbestos problems, but I’m looking for a recommendation for someone to do a basic inspection in connection with proposed renovations. We will need a kitchen and two bathrooms inspected and ACP-5 forms completed and returned to the architect.
Any reasonably priced recommendations out there? Anyone have an idea of what it should cost?
Thanks.
Reasonableness Check – Expediters’ Fees
Just wanted to check with the forum regarding the reasonableness of an expediter’s quote for “expediting” a gut renovation of a kitchen and two bathrooms (no change in footprint) in the north slope.
Quotes are:
(1) Alt Type II – $1,600
(2) LPC – $850
(3) Permits – $350
(4) Letter of Completion – $850.
I expect the contractor will perform item (4) but any guidance the forum has is appreciated.

Homeowner’s Insurance for Dummies
Soon to be owner of a two-family brownstone in PS and am going through the process of securing homeowner’s insurance. I’ve read the posts in the forum re: recommendations for contacts – that’s not what I’m interested in. I’m hoping those more educated in these matters can tell me what type of coverage (and associated limits) I should be looking at. Will have a tenant in garden rental.
Thanks all!
HELOC Lenders Up To 90% LTV?
Hi all-
I’m looking for 2nd lien lenders that can provide a HELOC up to 90% LTV on 2-family brownstone in Park Slope. Assume FICOs in the high-700s, 80% first lien and documented income. Any leads are appreciated.
Thanks!
