ISO residential property manager
I am looking for someone who currently manages small residential properties (2-3 family homes) for owners who are away most of the year. Looking for help with tenant turnover, assessment of repairs, and general care for the property. If you have someone you use and recommend, would you be so kind as to share that?
Thanks.
Electrical Inspection
I suddenly received notice that an electrical inspection by the DOB is needed for an open permit from years ago before I bought the house and had my own renovations and permits cleared, including an electrical inspection! Seems the permit not from me was lost in the system until the electrician thought he should close it and therefore making it my new issue. What I don’t understand is why my electrical work and inspection, which was cleared by a DOB inspector walking through the house, doesn’t override and automatically make the permit and work supposed done in this house many years prior? Make sense? It’s obvious that whatever work I had done met and cleared the standards of those way back when. Any thoughts/advice? Just a headache and somewhat a concern to have people I don’t know/didn’t hire tell me they’re coming in my house and I have to reschedule my plans at short notice (one week). Already checked the online DOB website and the appt is there so legit but still wondering if anyone can tell me why a more recent inspection wouldn’t make the much older permit void?
THANKS in advance.
Replacing Exterior Door
I want to replace our entire exterior door (frame, transom, etc) because it was done poorly. It currently lets in drafts, noise (hollow door) and transom is only single pane. I live on a street where there’s constant noise of buses and people that come right in through the door. Any suggestions on type of exterior door that can address noise as well as weatherizing concerns? Have been steered towards ThermaTru. And just as important, any recs on WHO can professionally, reliably advise/install the entire door system?
Thanks!
Sound Reduction Windows
We’re looking to replace our aluminum framed windows with sound reduction windows. Bay Ridge Windows & Doors recommended Marvin windows that are wood frame on the inside and vinyl on the outside and have two grades of window panes. Sound right to anyone who’s had sound reduction windows installed? And has anyone ever used Bay Ridge Windows and have any thoughts on working with them, positive/negative? Thoughts about the windows would be appreciated too.
Thanks.
