Contractor Went out of Business – Can We Get Our Deposit Back?


We hired a contractor that had been in business for 20 years to do work on the facade of our building. The applications are in at DOB and Landmarks but the permits haven’t been pulled. On Monday they announced they were out of business – and cut off their phones and email. We had paid a 5K deposit. Are we SOL?

Points for Coop Work?


I live in an 8 unit self managed coop and we have a hard time getting people to volunteer to do the work that needs to be done around the building. Someone mentioned something to me about creating a points system where a certain number of points for work done would result in a decrease in that apartment’s maintenance. Does anyone use a system like this? If so, I’d love to get more info on how to set it up.

Water Leaking Basement Wall


Hi all,

Our building’s basement is leaking water through the back wall where the old coal chute used to be. Can anyone recommend someone to do the waterproofing? I’ve checked with a few masons/contactors and don’t have a lot of confidence in any of them yet.

Concerete Repair Question


Our building needs to have the front and back repointed/repaired to keep water out of the basement. How much space between the side of the building and a patio is necessary to get this done? We are thinking 4 inches should be enough…
