Sponsor Giving Up Control?


I live in a new construction, 8 unit condo. The first unit closed in Aug 2009 and now all are sold and occupied. The offering plan states that the Sponsor would manage the condo association for the first year, but the Sponsor now says that since he no longer has financial interest in the condo, it’s time for the owners to form a condo board and manage the building.

Does anyone know if this typical/legal? Any advice is appreciated.

Hardwood Floors – New Condo


Hi

I live in a newly constructed condo and the hardwood floors, which are Brazilian cherry, have begun to show some spacing between the joints. Nothing major, but I’m wondering if this is typical or if it’s something I need to be concerned about. Could it be the extended cold weather that is causing the wood to contract a bit? It’s ground floor duplex apt and the floors were installed in early spring of 2009.

hey! when a real estate contract in NY specifies a closing date of “on or about” — what is the typical/customary amount of time that provides to set a closing date?
