I am in the process of trying to rent a small commercial space in Fort Greene. I have a feeling the landlord is trying to charge me way too much rent. It is a small space and he wants $5/sq foot. The broker claims he is non-negotiable on this rent.

What is a good rent to expect per square foot in prime Fort Greene? (Just off of Fulton on the Fort Greene side, near Cafe Habana, No. 7, etc.

Any advice would be greatly appreciated, as I haven’t negotiated a commercial lease in Brooklyn before.
