GC Insurance – How Much?


How much should i ask the GC to have? We are demolishing the existing kitchen and creating a new on in the adjacent room. there will be no structural changes. Is 2 million enough?

Need Architect and GC


Can anyone recommend an architect and general contractor to work with me on my kitchen/office remodel? I need someone who has a Victorian aesthetic and understands how to translate those ideas into reality while keeping in mind my funds are not limitless. My apartment is a parlor floor co-op. and there is an apartment below me. I need everything filed properly and all work must be done to code. There will need to be some old world craftsmanship involved on the carpentry side. All existing details in the dining room will be maintained.

I do not plan to buy out of the box cabinetry. My plan is to take antique salvage pieces and create cabinets from those pieces. I also will be using either refurbished antique appliances or reproductions for the sink and stove.

Here’s the very rough scope of work:

Demolish my current galley style kitchen (which is located in the back of my parlor floor brownstone) and create a new one in the formal dinning room. The dinning room is adjacent to the existing kitchen.

Create an office in the room that was the galley kitchen.

New Kitchen:
Move gas and plumbing into dining room
Create dedicated lines for fridge, stove etc.
Change out existing radiator in the dinning room for a smaller and slimmer profile that is more energy efficient model.
Install appliances
Install cabinets
Paint, plaster
Refinish exiting wood floor
Carpentry

New Office:
Demolish existing kitchen
Remove existing lowered ceiling raise to full height and vault.
Install new French doors separating new office from new kitchen
Install a new exterior door from the new office to the outside deck. Existing opening will be made larger.
Install a gas fireplace in new office
Insulate exterior office wall
New floor
Paint, plaster
Carpentry

Hard to Find Leak in Ceiling


I have a small leak in the ceiling of my dining room that is located in the extension of the brownstone. Above that ceiling is the extension’s roof. My neighbor’s deck is located on top of that roof.

So far we have had two roofers in and they have been unable to determine the source of the leak. One roofer suggested pulling up part of the deck and patching the roof that is right over the leak. The other just looked at us and said “i have no idea, it could be anywhere. Pull up the deck and replace the whole roof “. Yikes. The roof is 16 years old and rubber. I don’t know that either of these guys really know what they are talking about. Any ideas on what to do next? Is a roofer the right choice? Help…

PLASTER REPAIR


Anyone ever use Fitzroy/Absolute Plaster? My plaster ceiling seems to be pulling away from the wood lathe. I had Fitz come by and he came me an estimate to repair it. Just wondering if anyone else has had work done by him. thanks.
