Window ACs/BTU issues

Our apt has an identical layout to the image I’ve attached, though a few feet bigger in all directions, and a pass-thru section between the kitchen and the living room. Our plan is to install 2 window ACs, one in the BR and one in the LR. The LR AC will need to compensate for the kitchen pass-thru and the BR AC will have to handle the bedroom door left open at all times. So, how many BTUs for each? I’m thinking slightly larger for the LR but I’m unsure about numbers.

Replacing only a section of parguet?

A small section of the parquet in my living room floor creaks and flexes when stepped on and one tile specifically is cracked in a few places. I’m thinking the subfloor must also be damaged, otherwise why would it be so bouncy and creaky? Is it possible to repair just this damaged area or must I redo the entire floor? How much of a project is this and who do you recommend I contact for an estimate? Thanks very much.

Drywall Installer

I’m looking for recommendations for an affordable and hardworking drywall installer. The job is simple: installing 2 layers of drywall with green glue sandwiched between each layer for soundproofing over existing plaster walls. Approx 300 sq ft. All recs welcome!

Noisy Neighbor is the Super’s Family!

I own my apartment in a park slope coop and live next door to the super, his wife, their two kids and, frequently, the wife’s sister’s kid. The kids are often out of control, running and jumping and screaming. It’s an old building and the gaps in the walls and in the floors make it so that we not only hear every sound but feel it as well. Our ceiling shakes when they jump.

On weekends, the super often has company, which we also hear.

Additionally, the wife smokes out of her window, which we smell in our bedroom.

The neighbor on the other side of this apartment also has noise issues with them. We have both complained at various times to little end. When I’ve talked to the super’s wife, asking her to to address the issue, she has made some effort and it’s quiet until the next time. But it’s quite clearly a learned thing as the Super’s wife screams as loudly at the children as they do and as a long term solution I don’t know how effective my complaints will be.

When I moved in, years ago, another super lived there and we had no problems. I sublet for a few years and was told by my tenants of the noise coming from them. In fact, two of my tenants over those years moved as a result, costing me a month or two in missed rent.

As an owner, what recourse do I have aside from continually asking them to be more considerate? It’s gotten to the point where it’s making me angry. Do I have any legal options? I am not going to move nor can I afford to insulate the shared walls and floors.

Please help!

Conversations Heard Through Pipes!

We live above the laundry room and can very clearly hear the chatter beneath us! Which means, anyone in the laundry room can hear us just as clearly. I think they’re some gaps by the riser and radiator in our apartment. What steps can we take to sound proof this area in our apartment?

How can I vent a bathroom exhaust fan out of the window without it looking hideous?

I can not break the outer wall. I must vent thru the window.

I’m considering either an in-window fan, like the xpelair (found online) but am unsure how to run power to the fan while still allowing the window to operate, or a traditional ceiling fan, running the duct work above the ceiling and out the window, but I can’t imagine an attractive way to pull this off.

I’m on the first floor so cracking the window leaves me visible.
