Broan Range Hood + Fan
Bought a Range Hood + Fan a week ago (was in a rush and had to buy it from someone who said it was a final sale), and it turns out the fan unit won’t fit into the space we have available. In new condition the boxes are gone (wouldn’t fit in my car to bring home), but I have all materials and documentation.
Didn’t buy it from Aj Madison, just using their links for info. Contact me at ucsu@anapraxis.com or (917)740-2797 if you’re interested.

Palette Recycle/Reuse
In the process of renovating our house we’ve now got a decent number (5 –
wood palettes in our backyard from deliveries.
Anyone know of a decent way to get rid of em? Would prefer to give em away for reuse over ripping em apart, but ultimately just need em gone.
Construction Scope Sample
Looking to write up my own scope of construction and wondering if anyone out there wanted to share ones they’ve had that they thought went well. Looking more for an outline of content and style than specific details, of course.
Thanks!
Demolition Debris Removal
Looking to start work on our house soon, but we have an issue in that our street has no parking and therefore we can’t put a big dumpster out front. Looking for ideas on what else we can do.
I’m worried we may have to just get a small dumpster on our front sidestoop area and have it emptied more often.
Any alternatives?
Mid to Large Scale GC
Been digging through the archives and seeing mostly recommendations for smaller project GCs, anyone have recommendations for larger scale ones, say a $100,000 – $200,000 budget including:
Electric
Plumbing
HVAC
Kitchen
Bath
Floors
Roof
And then general construction stuff? Any leads appreciated!
Marble Mantles and Pocket Door, possibly selling

Considering selling 2 marble mantles and a set of pocket doors from our house. Unsure of exactly how much they might fetch, was looking to lean on the estimating powers of the forum members here for some insight.
Thanks all!
Architect for Simple Drawings
Looking to do some renovations and will be doing enough work that we need to get a DOB permit (outside of plumbing and electrical). We’ll need to submit drawings as a part of the permit. Any recommendations on an appropriately priced source for this?
We’re not looking for construction management, design input, etc. Really just need someone to do drawings and help us submit.
Iron Stairs
Looking for suggestions on ironworkers/stair people to talk to to get something like the picture made. Looking for a simple modern stairway to put into our townhouse and trying to get an idea of pricing for it. Just want Iron Stringers with wood treads on top.
Figured I would call Soxco, but I don’t know if they do this style. Any other thoughts? Even any general ideas on a rough cost by level would be great.
New Homeowner Help
So we’re finally a week from closing (on a 2 family house), and this question may be a bit late, but I’m looking for any thoughts on what we should be doing immediately surrounding closing in terms of the house.
I figure we’ll need to transfer:
Gas/Electric – just call up ConEd?
Garbage – this is covered by taxes and we don’t need to do anything, assuming it is already being picked up?
Water/Sewer – I’m not sure who to call for this, is this the city?
Locksmith – just for general safety get the main locks replaced
Heating Oil – I guess I need to determine how to tell how much heating oil is in the reserves, then find a provider as needed for it?
CableTV and Phone, aren’t high priorities for me yet, though internet would be somewhat higher, but should still be easy enough.
What else am I missing?
Eviction for Owner Occupancy
I know that related questions have been asked here before, but I’m looking for thoughts on a particular element of it. Though I’m also planning to talk to a lawyer, as well. Assuming I’m looking to buy a new house, and there is a non-senior tenant in a rent-stabilized garden apartment, and I as the new owner am looking to move into the Garden apartment, I know I have the right to evict that tenant, but I’m unsure as to the timeline of it.
Can I give notice to the tenant upon taking ownership of the building, or can it only be done within the window of the lease renewal?
I’m looking here:
http://www.housingnyc.com/html/resources/dhcr/dhcr10.html
“Under the Rent Stabilization Law, an owner may begin an eviction proceeding when the current lease expires, but only after the tenant is given written notice that the lease will not be renewed. This notice must be served at least 90 and not more than 150 days before the current lease term expires.”
So if the tenant signs a 1-year lease with the previous owner immediately prior to selling, do I, as the new owner, have to wait until 150 days prior to the end of that lease to serve notice?
Now, my hope is that this can be done amicably and that I could look to support the tenant with moving fees and such, but I’m really looking to understand the letter of the law as well.
